What does assisted living cost in Clovis & Fresno?

A straight answer to the first question most families ask — including the fees that don't show up on the brochure, and how to compare homes fairly.

Cost is usually the first thing families want to know — and the hardest thing to get a clear answer on. Prices swing widely, "starting at" figures leave a lot out, and no two homes count the same things the same way. Here's an honest look at what to expect in our area in 2026.

Typical monthly costs in the Central Valley

Every situation is different, but as a general 2026 guide for the Clovis–Fresno area, monthly costs run anywhere from about $3,500 to $14,000, depending on the setting and the level of care. Treat these as ballparks, not quotes — your actual price depends on the home, the room, and the care needed.

The Central Valley generally runs a little below coastal California, but within any one town the spread is still large — because the number on the brochure often isn't the number you'll actually pay.

The fees that don't show up on the brochure

This is the part I wish every family understood before they signed anything. At many larger communities, the advertised rate is only a base price. On top of it you may see:

  • Level-of-care fees — the single biggest surprise. As your loved one needs more help, monthly charges climb in "tiers," and a base rate can quietly grow by $1,000–$3,000 a month.
  • Community or move-in fees — a one-time charge, often $1,000–$9,600, just to move in.
  • À-la-carte add-ons — medication management, incontinence care, escorts to meals, and more, each billed separately.

Two homes can advertise the same price and cost thousands apart once real care needs are added in. Always ask for the all-in monthly cost for your loved one's actual needs, in writing.

What's usually included

At most assisted-living settings, the monthly cost covers the room, three meals a day, housekeeping and laundry, activities, and basic personal-care support. Nursing oversight, medication management, and higher-level care may or may not be included — which is exactly why the "what's extra?" question matters so much.

How families pay for it

Most residential care in California is private pay (personal savings, retirement income, or proceeds from selling a home). Beyond that, common sources include:

  • Long-term care insurance — if a policy is in place, it can offset a large share of the cost.
  • VA benefits — the Aid & Attendance pension can help eligible wartime veterans and surviving spouses.
  • Life insurance conversions or a bridge loan — sometimes used to cover the gap while a home sells.

One honest note: Medi-Cal generally does not cover room and board at assisted living or residential care homes, so most families should plan around private funds and the options above.

How to compare homes fairly

When you tour, ask each home the same three questions: What is the all-in monthly cost for my parent's specific needs? What could make that number go up? And what, exactly, is included? The answers — and how transparently they're given — tell you as much as the price itself.
